What is development exit finance?

Your build is done, or nearly, but the units haven't all sold. Development exit finance buys you room to sell well rather than in a hurry.

What development exit finance is

Development finance is a loan that repays, or refinances, a development facility once the scheme is complete or nearly complete. The original development loan is built around the build programme and comes to the end of its term. If the finished units have not all sold by then, exit finance takes over — giving you a calmer, often more affordable, window to sell the remaining stock.

Why developers use it

Time to sell well

Selling into a deadline invites low offers. Exit finance lets you hold and sell at sensible prices.

Ease cash flow

It can reduce the cost of holding the finished scheme compared with running on the development facility.

Release some profit early

As units sell, the loan reduces, and it can sometimes free up capital for the next project.

Remove build-loan pressure

With the construction risk gone, a finished scheme is a simpler thing to lend against.

When it fits

Exit finance suits a scheme that is complete, or within reach of practical completion, with a genuine sales strategy behind it. Because the construction risk has largely gone, a lender is looking at a finished asset and a realistic plan to sell or let it. The exit from the exit finance is simply the ongoing sale of the units, or a longer-term if you decide to hold them.

Ease the run-in on your scheme
